Ford estate re-roof in Marley Modern

The situation
A 1970s semi-detached on the Ford estate, Sunderland. Original Redland 49 tiles, now 50+ years old. Tiles themselves were holding up but the ridge had gone (cement bedding failed, pigeons nesting behind it), three valleys needed re-leading, and every gable barge had rotted.
The problem
The owner initially asked for a repair quote. On survey we agreed that patching the ridge and valleys alone would be £1,400 of work on a roof that was due for replacement within 3-5 years. A full re-roof in modern concrete tile came in at £6,200 - better value per year of life.
Our approach
Standard full re-roof: strip to rafters, new membrane and battens, new tile, new everything-else. Concrete tile because it matches the neighbouring properties (important on estates with a shared roof aesthetic) and because the price-per-year on concrete beats natural slate on a standard-spec semi.

The outcome
Four days start to finish including scaffold. Finished on the Friday, owner had a clean roof and a new gutter run, no gaps, no noise, no mess. 10-year guarantee. One of our faster domestic jobs - standard-spec semi, good weather, no surprises.
