Felt flat roof replacement on a Washington dormer

The situation
A 1970s detached in Oxclose, Washington with a box dormer extension added in the late 80s. The dormer had a low-pitch felt roof, originally done as a cheap bolt-on, that had failed in two places and was dripping into the bedroom below every time it rained hard.
The problem
The felt itself was 30+ years old and visually past it - bubbled, cracked, lifted at the edges. The decking underneath hadn't been inspected in decades. Owner had been getting smaller leaks for a year but the recent heavy rain had pushed it over the edge.
Our approach
Full strip. Decking turned out to be in decent condition - only one 600mm section needed replacing near the drainage outlet. New high-performance torch-on felt, three layers (base, middle, capsheet), dressed properly to all four upstands with lead flashings tucked into the brickwork. Gutter outlet replaced with a larger bore.

The outcome
Two working days - fast turnaround on a small job. The bedroom has been dry through a full winter. The gutter outlet change sorted a slow drainage issue the owner didn't even know she had.
